The process of selling, buying and moving house is one of the most stressful experiences we put ourselves through. Nevertheless, many transactions do proceed smoothly and even where there have been difficulties people still repeat the process.



   
     

We will do everything we can to ensure that for you, moving house is as straightforward as possible. We will explain the legal process to you and indicate likely timescales where we can. We will be realistic about proposed dates for moving and will liaise with you at all times in relation to each stage of the process.


We will speak to your estate agent, your lender and the Solicitor for the next person in the chain. Where possible we will also liaise with other estate agents and Solicitors in the chain and will pass on to you any information we are given. Sometimes however, the information we are given proves to be inaccurate - often because someone has simply changed their mind. We can do nothing about this except let you know as soon as we become aware of any problem and work around it with the other professional advisers.

 
Selling

When you are selling a house it is important to instruct your Solicitor as early as possible so that your title deeds and other necessary documents can be obtained and checked. This will enable a contract to be sent out as soon as a buyer is found. Waiting until you have a buyer means there will be a delay before the contract can be sent. A delay of only one day at each stage of the matter can soon mount up and result in a proposed moving date being lost.

Buying

When you are buying a house it is important that all the right searches are carried out at an early stage and any queries you have about the property are raised early in the transaction, not left until the last moment. Visit the property more than once and try to do so at different times of the day.
